ConstructConnect’s 2017 Starts Statistics for States and Provinces

As calculated by ConstructConnect, and as set out in the accompanying table, grand total construction starts in full year 2017 versus full year 2016 were +11.1% in the U.S. and -5.3% in Canada.

In the U.S., all four major geographic regions achieved increases in grand total starts in 2017, with the Northeast (+21.6%) doing best, followed by the West (+16.3%) and Midwest (+11.7%).

The South’s advance (+5.2%) was slower.

Disaggregating grand total starts further by geography, the Middle Atlantic (+24.7%) and Pacific states (+21.9%) were the standouts.

With respect to type-of-structure subcategories of construction, the climb in U.S. grand total starts of +11.1% was led by ‘heavy engineering/civil’ (+25.6%), with ‘residential’ (+12.9%) also up to a respectable degree. The progress of ‘nonresidential building’ starts (+3.5%) was modest.

Regionally, year-over-year annual U.S. residential construction starts in 2017 were led by the West (+19.3%), followed by the Midwest (+19.2%) and the South (+11.7%). Only the Northeast (-1.6%) suffered a decline.

Delving deeper into the regional residential results, East North Central (+30.4%) and Pacific (+27.1%) states had the biggest percentage climbs.

In nonresidential building starts, the Northeast (+24.5%) and West (+6.0%) were up, but the Midwest (-1.3%) and South (-3.0%) were down, although not too severely.

Among smaller geographic groupings, Middle Atlantic states (+27.9%) were ahead the most in residential. East South Central states (-26.4%), however, took a big step backwards.

Several of the largest percentage increases at the regional level occurred in heavy engineering/civil starts. The Northeast (+54.9%), West (+35.5%) and Midwest (+28.6%) leapt forward by more than half, more than one-third and more than one-quarter respectively. The South’s climb (+7.9%) was quieter.

Among smaller geographic zones, Middle Atlantic states (+71.2%) took center stage in heavy engineering/civil. There are three states designated as Middle Atlantic: New Jersey, New York and Pennsylvania.

The engineering category of construction is where ultra-large or ‘mega’ projects often appear. In the second half of 2017, the state of New York (+112.5%) received a $4 billion USD boost from a new terminal for Delta Airlines at LaGuardia Airport. And Pennsylvania (+79.5%) caught a $6 billion lift from groundbreaking for a Shell petrochemical ethane cracking plant.

As for their shares of grand total U.S. construction starts in 2017, residential and nonresidential building were tied at 40% each. Engineering’s slice was 20%.

In Canada, the share of residential in grand total starts in 2017 was the same as in the U.S., 40%. But nonresidential building in Canada, with a 27% slice, did not grab as much of the whole as it did south of the border. Engineering in 2017, with a 33% slice in Canada, was relatively more dominant than in the U.S.

Canada’s 2017-over-2016 drop in residential starts (-6.0%) was almost the same as in grand total starts (-5.3%). Engineering (-20.5%) faltered badly, but nonresidential building (+26.1%) contributed a sizable uptick.

The percentage decline in Canada’s engineering starts in 2017 could have been worse.

Thankfully, there was a December start-up of work on the $2.2 billion CAD Husky Energy West White Rose extension project in the offshore drilling waters of Newfoundland and Labrador.
